we booked to attend roundhay festival so was perfect location for that. clear instructions for check in and accommodation as described. price was reflective of what we got so was happy. would stay again if attending that part of town again.

Positive: Even though my stay have a lot of problem as it an unfortunate so I have to ask for a refund as heater, hot water and the house start leaking everywhere. But other than that my first impression with the property is really nice, feel like home tbh. Tivi and wifi work perfectly, Bed is a quite small and low, the room is extremely big feel like a mansion, and the owner is very very kind for all the kitchen stuff, washing machine. So the incident which I have faced is very serious as I am not taking shower and live in very cold environment but can not put down a score for this old school vibe property. Oh and location was OK, just one bus away for the city centre, and they will ask for 50 pound deposit which is reasonable, hopefully I will get my refund and if the problem is being fixed definitely will be back again.

Cheap and good location but very rundown and at best’quirky’. I wouldn’t recommend or return Positive: Location and comms. Negative: It was dilapidated outside and parts of the inside. The carpets are utterly filthy and stained. The doors to each room are glass and the landing/stair lights are not automatic so despite continuously turning them off they kept being turned back on. This is terrible when trying to sleep. Either use auto switches or provide blinds for the doors. The mattress was as hard as nails and the shower was the equivalent of a dripping tap. There weren’t even any forks in the kitchen and only cutlery for a couple of people.

Vey handy location and comfortable stay - would stay again. Positive: For me the location was very good - easy access and parking. The facilities were good (as described) - the property could benefit from some decorating, but bed comfortable and shower worked well . The hosts provided good information - but I had multiple emails after check in on how to check in - probably just a computer glitch. Negative: For a secure property the front door was often held open - so no keys needed to enter from garden (but external gate usually locked).
